Provision is a Toronto-based construction technology startup building AI co-pilots for the pre-construction phase, the high-stakes, document-heavy process where contractors decide what to bid and at what price. Targeting both general contractors and trade subcontractors, Provision focuses on estimating, where a single missed detail in a set of drawings or specifications can turn a profitable job into a money-losing one. The company's thesis is that AI's ability to read and reason over large volumes of technical documents maps perfectly onto the estimator's daily reality.
The product works as a co-pilot that ingests project documents, drawings, specifications, addenda and bid packages, and helps estimators rapidly find the information they need, identify risks buried in the documents and surface opportunities that improve a bid. Instead of an estimator manually flipping through hundreds of pages to confirm scope, quantities and exclusions, Provision accelerates that work and reduces the chance of expensive omissions. For trade subcontractors in particular, who often estimate many jobs with lean teams, the time savings directly translate into the ability to bid more work and win more of it.
Construction is one of the least-digitized major industries, and pre-construction estimating remains heavily manual despite being decisive for project profitability. By embedding AI into the estimator's workflow rather than asking firms to overhaul their processes, Provision lowers the barrier to adoption for an industry historically resistant to new software. The result is faster, more accurate bids and better-informed risk decisions before a shovel ever hits the ground.
Provision raised $7 million USD (about $9.8 million CAD) in seed funding, in a round led by Cercano Management with support from Y Combinator and One Way Ventures. The capital funds development of its AI estimating co-pilot and go-to-market with contractors. Construction trades are a marquee under-covered vertical for applied AI, and Provision's sharp focus on pre-construction estimating gives it a clear, high-value beachhead.
